Costa Rica Beachfront Rentals: Beachfront vs Ocean View in Jaco

"Beachfront" is one of the most searched words in travel, and one of the most loosely used. When you look at Costa Rica beachfront rentals, you will see listings that are on the sand, listings across a road from the beach and listings with a distant sea view from a hillside. All three can be great homes, but they offer very different trips.
This guide explains the terms, the trade-offs, and how Jaco Casa's homes fit each category, so you can choose with clear expectations.
Beachfront, Beach Access and Ocean View: What the Terms Usually Mean
| Term | What it usually means | Typical trade-off |
|---|---|---|
| Beachfront | The building sits directly on the beach | Best beach access; often a condo rather than a large house |
| Steps from the beach / beach access | A short walk to the sand | Easy beach days; views may vary |
| Ocean view | You can see the sea from the property | Often more space and privacy; usually a drive to the beach |
There is no single legal definition used by every listing. Always check the location on a map and ask how you actually reach the sand.
A Note on Coastal Land in Costa Rica
Costa Rica has rules that keep the coastline public and limit private building right at the shore. As a result, many beaches have no buildings directly on the sand, and every beach is open to the public. [CONFIRM: wording on Costa Rica's Maritime Terrestrial Zone before publishing]

Because the BWP homes are in the same community, a larger group can combine them and still be beside the beach. [CONFIRM: that BWP units can be booked together for one group]
Ocean-View Homes Above the Beach
If your group is larger or you prefer privacy, an ocean-view villa may suit you better than a condo on the sand.
- Casa Marlin: a view home built in 2024 above Playa Hermosa beach, about 10 minutes from Jaco, with six en-suite bedrooms, a private pool, a jacuzzi and a game room. Sleeps 14.
- Casa Maverick: a luxury villa at Los Sueños Resort & Marina with ocean views and an infinity pool. Seven bedrooms, sleeps 20.
- VTB14: a residence in Los Sueños with views of the marina and Herradura Bay, a private pool and a hot tub. Sleeps 16.
These homes trade a short walk to the sand for more space, a private pool and the view. Ask us how guests usually get to the nearest beach from each one. [CONFIRM: beach access details and travel time from Casa Marlin, Casa Maverick and VTB14]

Questions to Ask Before Booking Any Beachfront Rental
- How far is the walk to the sand, and is there a road to cross?
- Is the pool private or shared?
- Which rooms have the ocean view?
- Is the beach in front suitable for swimming? Pacific currents can be strong.
- Is there parking, and is the building gated?
- What noise should we expect from nearby bars or the street?
Beach Safety
Jaco's beach is a working surf beach. Rip currents can form, especially when waves are bigger. Swim only in calm conditions, never swim after drinking and keep children close. If caught in a current, swim parallel to the shore until you are out of it.
Season and Pricing
Beach-close homes are in high demand in the dry season, roughly December to April, and on holidays. The green season, roughly May to November, is quieter. Read our rainy season guide if you are considering those dates. Rates change by date, so check live rates from each property page or ask us for a direct quote.
